January Sales Show Steady Rise

The year starts off with a steady uptick in both sale activity and sale prices.  January had 25 properties go under contract with 20 in Avalon and 5 in Stone Harbor, compared to last month (December 2014) at 21 and 20 for one year ago (January 2014).  Of these sales, 10 were under $1 Million, 10 between $1 - $2 Million, 4 over $2 Million and 1 over $3 Million.  We continue to see a slow but steady increase......................... The average list price was $1,631,921 in Avalon and $2,197,000 in Stone Harbor. With depleted inventory under a million, we are starting to see activity in other price ranges. Happy Fourth of July.  Activity has remained constant over the last two months. A little drop off from the previous 4 months, but we still see inventory slowly decreasing. We saw 14 properties in Avalon that went under contract and 4 in Stone Harbor. I expect these numbers to inflate over the next couple of months. We have seen a large increase in sale showings over the two weeks. Due in large part to an increase in renters on the island, which typically happens each year. This past month was again busy with sale activity as Avalon posted 12 properties under contract while Stone Harbor posted 8 properties that went under contract. That is a total of 60 properties under contract for the 1st Quarter of this year.

Stone Harbor NJ Real Estate Finally Sees Signs of Activity

A strong number of Under Contracts were recorded this month. Avalon recorded 9, but the big change was Stone Harbor recording 8 Under Contracts. This doubled Stone Harbor's total from last month. Of the 17 total properties on the island that went Under Contract, 11 of them were under $1M. This price range continues to dominate activity in our market.
