Exposure, exposure, exposure. This is the key to selling real estate period. The number one spot your property needs to be exposed is the internet/web. Nearly 100% of buyers research on the web before they even come down to Avalon NJ or Stone Harbor NJ. Thus making it essential to have a presence on the internet. I have dedicated much of my time developing this website, along with more than 20 other sites that increase my clients potential of being found on the internet. Also, Advertising on the most visited Real Estate Web Sites is beneficial in reaching as large an audience as possible. I also send monthly emailers to over 3,000 contacts that vacation or live at the shore.
Print media is also important, so I do advertise in "The Philadelphia Inquirer, Jersey Shore Premium Properties, Oasis, Real Estate Exchange, Avalon and Stone Harbor Vacation Guides, as well as doing Island Mailers, and Property Post Cards.
Open Houses are another form of advertising that is beneficially to the seller. They are preformed during weekends for the highest possible traffic times.
Realtor Open Houses allow fellow agents on the island to preview the home. The more people you have pushing the property the better. They are enticed to come to these open houses by having a gift certificate draw or by having lunch for them. The more exposure the better!
