Summer Season Has Arrived

This past month we saw a small dip as under contracts fell to a total of 17 on the island.  Avalon posted 12 properties under contract while Stone Harbor posted 5 properties that went under contract.  In Avalon's market, the price range is still dominated by those listings that are priced under a million.  This is not the case for Stone Harbor, as all five of the under contracts this month were above $1.3M with three selling in the mid to high $2M range.  We are seeing conflicting selling prices between towns because of the greater inventory in Avalon priced under a Million.  One large bright spot is that new inventory coming on the market is slowing.  We saw inventory levels drop 0.1% this month.  I will continue to monitor inventory levels.  Activity is definitely up which is great, but inventory levels need to continue their downward trend.  This is a telling sign on the stability of our market. 

 

With our first weekend of the year, we saw a huge influx of people on the island.  The weather was unusually warm and sunny.  Local business owners were pleased with a very busy and profitable kick off the 2011 summer season.  Local tourism is alive and well here in Avalon and Stone Harbor.  Lets hope this great weather continues.
