Stone Harbor Finally Sees Signs of Activity

 

SALES -  

A strong number of Under Contracts were recorded this month.  Avalon recorded 9, but the big change was Stone Harbor recording 8 Under Contracts.  This doubled Stone Harbor's total from last month.  Of the 17 total properties on the island that went Under Contract, 11 of them were under $1M.  This price range continues to dominate activity in our market.  Mortgage rates, as low as they are, have started to become a confidence booster with Buyers.  We are now starting to see interest rates in the low 3's.  Low interest rates along with home values 25-35% off their highs are good reasons to buy.  One interesting note is that we are not seeing a lot of these sellers trading up into more expensive homes on the island.  They are instead trading out of the market.  Even so, I am getting inquiries about seller's looking to trade up, some willing to take a loss or break even on their property to move up and gain the appreciation back on a home that is in a better location.  This thought is now starting to run through minds of homeowners on the island.  The trade up scenario was what drove this market up 5-10 years ago.  If this were to happen again, appreciation would come quicker than we anticipate.  Right now seems to be a great time to buy if you are of the mindset of buying and holding.
