Avalon Busy as Year End Draws Near

A
strong number of Under Contracts were recorded in Avalon this month
with 15 (10 under $1M). This price range continues to move the
Avalon market. Product continues to shrink and values
are stabilizing in this price range.
Meanwhile
in Stone Harbor, we are back to under performing the market with only 2 Under
Contracts posted this past month. The lack of activity in Stone Harbor
have forced Seller's to get a little more aggressive with their list
prices. So, I do see more productive months ahead.
The
market is back to late 2003 pricing, but interest rates are not. Interest
rates are over 2 percent LOWER compared to 2003.
We
are now starting to see interest rates creep up from the low
3's. What a time to buy if you are of the mindset to hold.
