This past month was busy with
sale activity as Avalon posted 15 properties under contract while
Stone Harbor posted just 2 properties that went under contract. This
almost doubles the number from last February when 9 total properties went
under contract. The increase of activity is due to Buyer's confidence in
current property values. The past two months in Avalon, which are
typically slow months, have generated 31 properties placed under contract.
And now coming into a usual busy time on the island, we expect it to
continue. We are now seeing inventory levels coming down. This
trend must continue for months to get back to levels of consistent
appreciation, but we are moving in the right direction. Most of our
sale activity is under $2M. This can be split up into 2
categories; one where buyers are purchasing usable homes in better
locations such as the beach block (which has become more affordable) and two,
due to the limited number of new construction homes on the market, buyer's
are purchasing properties at land value and building on their
own. It is a good sign that we have experienced 3 consecutive months
of increased sale numbers, especially heading into spring when we usually see
new inventory come onto the market.

Activity is becoming strong again
now that we are closing in on the Spring. With Seasonal rentals leading
