April Numbers Support Spring Market
SALES
This past
month was again busy with sale activity as Avalon posted
15 properties under contract while Stone Harbor posted 6
properties that went under contract. The Spring Market is typically
an active time for buyers to purchase and close before the summer hits.
Most of the sales were over a million in the single family and waterfront
condo/townhome categories. Fair market Value has been unchanged
and we have ceased to see a decline in sale numbers at any range for the last
6-8 months. It remains a good time to invest in real estate on the
Seven Mile Island as values have stabilized and remained at the
2003 price levels. Jumbo Rates *(purchases of $417,000 and
above) continue to stay within a range of 4% - 5.25% during the
past 12 - 18 months. Unchanged market value and rates stabilizing
seem to be injecting confidence into the minds of Buyer's.
