October sales show a slight slowdown which is not unusual for this time of year as we move into fall and get closer to the holiday season. Avalon had 8 properties go under contract in October and Stone Harbor had 5. Summer Sales End With A Strong September

With all the uncertainty in the financial markets, we have seen an uptick in sales activity here on the island and a strong finish to the summer. We are starting to see families moving their money from the stock market to the real estate market at the shore. Solid investment, family use and happiness seem to be the thought process of many buyer's right now. In September, there was 25 pending home sales on the island. We remain in line with last month's data as July has 14 properties under contract in Avalon and 2 properties under contract in August. The average list price was $1,631,921 in Avalon and $2,197,000 in Stone Harbor. With depleted inventory under a million, we are starting to see activity in other price ranges. Happy Fourth of July. Activity has remained constant over the last two months. A little drop off from the previous 4 months, but we still see inventory slowly decreasing. We saw 14 properties in Avalon that went under contract and 4 in Stone Harbor. I expect these numbers to inflate over the next couple of months. We have seen a large increase in sale showings over the two weeks. Due in large part to an increase in renters on the island, which typically happens each year. 1st Quarter Data Points To An Active Year

This past month was again busy with sale activity as Avalon posted 12 properties under contract while Stone Harbor posted 8 properties that went under contract. That is a total of 60 properties under contract for the 1st Quarter of this year.
Here is some data to digest:
*There are 8,709 dwelling units on our seven mile island: 5,281 in Avalon; and 3,428 in Stone Harbor.

Stone Harbor NJ Real Estate Finally Sees Signs of Activity

A strong number of Under Contracts were recorded this month. Avalon recorded 9, but the big change was Stone Harbor recording 8 Under Contracts. This doubled Stone Harbor's total from last month. Of the 17 total properties on the island that went Under Contract, 11 of them were under $1M. This price range continues to dominate activity in our market.
